One of the most dynamic and well-known private real estate developers in the UAE and a pioneer in affordable housing, Danube Properties, reported that its most recent project, Opalz, a twin-tower residential development with sales worth over Dh525 million, sold out on the first day of launch due to high demand for Danube Properties homes.
This shows a rise in investor and public confidence in Danube Properties, which has completed 13 of the 17 projects it has so far started. The 18th project for the developer is Opalz. It recently granted Skyz and Pearlz construction contracts, while Gemz is currently in the procurement process.
“As word about Opalz has spread throughout the market, investors, end-users, and brokers have been waiting to reserve apartments in the new development for some time, according to Mr. Rizwan Sajan, founder and chairman of Danube Group, who spoke at a packed press conference at Danube Properties’ head office in Dubai.
The Opalz launch, one of the most successful project launches in Dubai’s real estate history, was attended by Indian comedian and actor Kiku Sharda. A lot of Bollywood celebrities, including Kiku Sharda, have purchased properties from Danube Properties because of its great attractiveness, higher return on investment, and quicker asset appreciation following delivery.
On a 66,985 square foot (6,223.11 square metre) tract of land in Dubai Science Park, next to Dubai Hills Estate, the 800,000 square foot Opalz will be built. It comprises two 19-story towers that are connected at the bottom by a platform, and a skybridge at the top that holds penthouses, communal areas, and provides breathtaking views of the surrounding area from all angles of the structure.
575 residences, including 261 studio apartments, 206 one-bedroom apartments, 69 two-bedroom apartments, 18 condominiums, and four penthouses, will be delivered by Opalz when it is finished in 2025.
Within the last eight years since the debut of its first project in 2014, Danube Properties has launched 18 residential projects, including Opalz. 13 of the 17 projects it launched previously have already been completed, making it one of the most successful developers in terms of initiatives that have been launched versus completed.
With the opening of Opalz, Danube Properties has already completed more than 8,847 units, with a total sales value of more than Dh6.17 billion. It has already delivered 4,556 units totaling Dh3.63 billion in sales, which is more than half the portfolio’s worth.
The project may be found at Dubai Science Park, which is close to Miracle Garden, Mohammed Bin Zayed Road, and the Mall of the Emirates (all within 10 minutes). Once constructed, Opalz will be surrounded by a variety of community amenities, including hotels, office buildings, shopping centres, hospitals, and hospitals. There will also be parks, retail establishments, and convenience stores. Additionally, it offers excellent connections to both the recently opened Al Maktoum International Airport and Dubai International Airport.

In addition to all of these, a multipurpose hall/party hall, sky lounge, juice bar at Top Crown, and skybridge have been added to the tower’s crown.

A Floating Cinema above Water Body is included with the Opalz premium affordable residences. Some of the chairs in front of the cinema screen will float on the water, while others will be on a solid surface. As a result, the locals can enjoy movies in whichever way they like.
Danube Properties provides house owners a 10-year Golden Visa, subject to government approval, particularly for those who meet the investment requirements.
