A historic 1970s office complex in Basingstoke, known for its cascading green terraces, has been renovated. Originally designed by Peter Foggo and Arup Associates, the structure—previously called Mountbatten House—has been rebranded as Plant after an extensive retrofit by British architecture and landscape studios.
Twelve Architects and Studio Knight Stokoe led the transformation, evolving an earlier concept by Feilden Clegg Bradley Studios and Grant Associates. The six-story building now provides modern office spaces while preserving its Grade II-listed status.


Restoring Architectural and Green Heritage
The renovation focused on uncovering the original design while adapting the space for today’s needs. The concrete frame and bronze-anodized aluminum cladding remained intact. However, some architectural details had been concealed over time. By removing suspended ceilings and partitions, the team revealed the coffered slabs and cruciform columns, restoring the building’s distinctive look.
The project introduced a new entrance, a redesigned reception area, and a helical staircase to improve accessibility. Additionally, the original curtain wall system was refurbished for better insulation. Upgraded mechanical and electrical systems now ensure long-term sustainability.
Bringing the Hanging Gardens Back to Life
A key priority was revitalizing the rooftop gardens, originally designed by James Russell. Over the years, soil depletion, tree loss, and irrigation issues had caused deterioration.
Studio Knight Stokoe restored the gardens using archival research, including Russell’s handwritten planting lists. The team replaced the soil and introduced 86 new trees and 22,500 plants, selecting species for drought tolerance and biodiversity support. A new rainwater storage tank and irrigation system now help maintain the green spaces.
The redesign also added paved walkways, seating areas, and a raised water feature, replacing a neglected pond. These improvements preserve the original vision while ensuring climate resilience.
A New Future for a Historic Landmark
Now managed by Longstock Capital for Mactaggart Family & Partners, Plant offers 19,515 square meters of office and amenity space. The transformation blends history with sustainability, creating a workspace that meets modern demands.
This revival of the “Hanging Gardens of Basingstoke” reflects a growing trend in adaptive reuse, ensuring historic buildings remain relevant for future generations.
