This visionary project aims to redefine Dubai’s cityscape through a blend of innovation, sustainability, and Emirati heritage.

During a high-profile signing ceremony, H.E. Mohammad Saeed Al Shehhi, CEO of A.R.M. Holding, and Bjarke Ingels, Founder and Creative Director of BIG, presented their ambitious vision. The masterplan aligns closely with the Dubai 2040 Urban Master Plan, which focuses on increasing green space, enhancing quality of life, and promoting human-centric design. With construction expected to begin in early 2026, the development will form a key pillar of Dubai’s next phase of urban evolution.

The proposed development will transform the land surrounding the historic racetrack into a “living landscape” of interconnected urban islands. These will gradually increase in density around a central green park, offering both social vibrancy and environmental resilience. As Ingels explained, “The project reimagines the site not as a collection of separate objects but as a living, breathing community. Each part of the masterplan contributes to a larger ecosystem of sustainability and wellbeing.” The development includes Emirati-first housing, SME-driven retail, urban farms, equestrian facilities, and local F&B concepts—placing culture, commerce, and community at its core.

With 100% of residents living within a five-minute walk of green spaces, amenities, and services, the masterplan takes a wellness-first approach. Features include passive cooling systems, inclusive public realms, health-focused infrastructure, and flexible co-working hubs.
